1. Initial Consultation & Property Review
We begin with a detailed consultation to understand your goals, budget, and project type—whether it’s an ADU, remodel, addition, or commercial improvement.
We review your property using zoning maps, site conditions, and LADBS guidelines to confirm what is allowed and identify any restrictions or opportunities.
This ensures your project starts with a clear, realistic design path.
2. Concept Development & Space Planning
Our design team develops initial concepts based on your needs.
For ADUs and additions, this includes layout options, privacy considerations, access, and utility placement.
For remodels and interior architectural design, we reimagine your existing spaces through smart space planning and functional layout improvements.
This step establishes the foundation of your project’s look, flow, and efficiency.
3. Complete Architectural Drafting
Once the concept is approved, we move into full drafting.
We prepare all required permit-ready architectural drawings, including:
Site plans (when site survey or property info is provided)
Floor plans & demolition plans
Roof, ceiling, and interior layout plans
Elevations and architectural sections
Egress paths and occupancy requirements (commercial)
Notes, details, and code analysis pages
Coordination with structural, MEP, or Title 24 engineers
Every drawing is developed to meet LADBS, IRC, IBC, and city-specific building code requirements.
4. Engineering Coordination (If Required)
Projects needing structural, electrical, mechanical, plumbing, or Title 24 calculations are coordinated with licensed engineers.
Our team works directly with engineers to ensure that all components align with your architectural drawings.
This minimizes corrections later, helping your plans move smoothly through plan check.
5. Permit Submission & Expediting
We handle the complete permit submittal process with LADBS on your behalf.
This includes:
Creating the digital package
Submitting to LADBS Plan Check
Answering plan-checker questions
Coordinating correction responses
Resubmitting corrected drawings
Tracking progress until approval
Our knowledge of LADBS procedures, required documentation, and common correction items allows us to shorten the approval timeline and reduce back-and-forth delays.
6. Final Plan Approval
Once corrections are complete and the city signs off, we deliver final stamped and approved plans ready for your contractor to use.
We also remain available to coordinate any last-minute clarifications, updates, or construction questions that arise.
